Another way to insure a successful closing is to make sure you know what an appraiser is looking for and what they require. 

Here are some common questions we receive and the answers you need. You will want to discuss all the property details with us as early in the process as possible.

  • Does the appraiser need a copy of the sales contract?

Yes, an appraiser does require a copy of the sales contract.

  • What sort of common mistakes do you see on sales contracts?

Please make sure there is a signature and a date on the acceptance page. Appraisers will also look to see if there are any sales concessions, so please include the dollar amount if applicable.

  • The utilities in the home are off, is that a problem?

The appraiser not only needs to check all utilities, but they will also check that smoke and carbon monoxide detectors are installed. That the utilities including gas are working and the hot water tank is strapped. Make sure everything is on before inspection date. If the appraiser needs to go back, it will cost the buyer an appraisal re-inspection fee of $150.00

  • I have heard FHA loan appraisals are much harder, is that true?

FHA Loans are really not that much different from conventional mortgages. Here are the items that appraisers look out for the most:

Ø Holes in the walls

Ø Peeling paint

Ø Water damage

Ø Railings required on staircases.

  • What household items are not required?

Refrigerators and microwaves need not be in the kitchen. They are considered personal property.
